Woodbridge Zoning Commission Approves Farm Subdivision, Sets Hearings

WOODBRIDGE, CT — The Town Plan and Zoning Commission unanimously approved a two-lot subdivision at 1990 Litchfield Turnpike on Tuesday, Sept. 8, and scheduled hearings for Oct. 5 and Nov. 2.

Woodbridge Commission Approves Former Shepard Farm Split

The roughly 21-acre property is the former Shepard farm. One parcel will retain the farmhouse and cell tower; the other includes farmland, barns and greenhouses and is under contract to a Woodbridge resident who intends to continue farming it. The commission also waived the usual 10% open-space set-aside for the subdivision.

A meeting account published by Woodbridge.town reported the vote and hearing schedule. The Sept. 8 meeting also included a public hearing on a proposed zone change at 15 and 21 Krum Elbow.

Shared-Housing Proposal Heads to a November Hearing

The commission scheduled a Nov. 2 public hearing on a proposed zoning amendment submitted by Winter Cartwright. The proposal would establish “Shared Community Residential Housing” as a permitted use by permit within Development District 3. It covers sober or recovery housing, transitional housing, veteran housing and supportive housing, according to Patch's agenda preview.

The commission was scheduled to receive the application at its Sept. 8 meeting. Patch's Sept. 4 agenda preview said the Nov. 2 hearing date would allow time for a referral to the Regional Planning Commission.

Krum Elbow Zone-Change Hearing Closed

Gail and Christopher O'Connor sought to change the zoning of 15 and 21 Krum Elbow from General Business to Residence A. The Sept. 8 meeting account said the commission held and closed a public hearing on the request, with action expected later in the meeting. No members of the public spoke, the account reported. It did not state the commission's final action on the zone change.

The agenda preview did not identify a proposed development or intended use for the properties if the zone change is approved. The request concerns a zoning classification change, not an announced development plan.

October Hearings Set for Two Other Applications

The commission scheduled an Oct. 5 public hearing on Top Rank Automotive Inc.'s proposed vehicle service and repair use at 75 Bradley Road. It also set a hearing that date for a proposed resubdivision at 20 Blue Trail Drive.

The agenda preview said the application sought to divide the property into three lots. The later meeting account noted plans showed a potential significant land donation. The next listed hearings on the applications described here are Oct. 5 and Nov. 2.
