Goodwill Buys Guilford Industrial Site for $10.765 Million

GUILFORD, CT — The former Safety Zone headquarters at 385 Long Hill Road, a 123,309-square-foot industrial building on about 20.5 acres just off Interstate 95, has sold for $10,765,000 to Goodwill Industries of Southern New England, according to O,R&L Commercial, the brokerage that handled the deal. Commercial Record reported the sale Friday, Oct. 2, citing a warranty deed on file with the town clerk.

The seller was Seidman Guilford Realty LLC. The Safety Zone, which makes and imports safety equipment, moved its headquarters and distribution operations to the Long Hill Road building from Essex in 2014. A company tied to its founder, Sandy Seidman, had owned the property since 2011, when it paid $1.37 million for it, Commercial Record reported.

What Goodwill gets

The brokerage said in its announcement that the building "will provide Goodwill Industries with significant property to support its operations and continued presence in the region." The announcement did not say how Goodwill plans to use it. The nonprofit runs retail stores, donation centers and job programs across Connecticut and Rhode Island.

O,R&L brokers Will Braun, Sam Crampton and Nick Leone, all of the firm's Branford office, worked for the seller; a broker from the same office worked for Goodwill.
